- Can I finance more than 10 properties? Yes! With our Foreign National DSCR portfolio product, you may be able to finance up to 20 properties with a minimum $100,000 loan amount.
- What is the minimum credit score needed? No US credit score or any income documentation required.
- What are the Visa requirements? Must be able to legally enter the US, no defined length of stay required. Eligible visa types: B1, B2, E, G, H, L, O, P, and TN.
- Are Gift funds allowed? Yes! Gift funds are allowed for funds to close only. The Applicant must contribute 10% of the purchase price from their own funds. Gifts must be from immediately family members.
- Are there reserve requirements? Loan amount up to $3MM: 12 months’ PITIA. DSCR<1.0; additional 3 months PITIA required.
- Can I finance my deals through my LLC? Absolutely. We are able to close in your LLC with our portfolio product and proper documentation.
- Can I pull equity out of a home I already own in the US and use these funds for a purchase transaction? Yes! There is a six months title seasoning required for cash out refinances and there is no limit on the maximum amount of cash out allowed but the CLTV is capped at 65%.
- Can I finance multiple properties simultaneously? Sure! Our team specializes in these transactions without issues.
- Can my spouse and I finance 10 properties each? Yes, however, both spouses need to qualify.
- Is it possible to take out one loan for multiple properties? No, this is not possible with the Foreign National DSCR product.
